Off the Hook Properties will assist you in the selection of Architects, Engineeers, and other required design professionals required for your project.

Off the Hook Properties will assist you in finding the the appropriate property for your project.  We will work with your team and local real estate brokers to find a location best suited for your use. 

We can review your lease for issues related to the construction of your space.  We will coordinate our review with you and your attorney.

We will work with you and your team to establish a budget for your project.  During the course of the project, we will monitor the budget and advise you of any savings or overuns.  In the event of overuns, we will advise you on cost mitigation strategies.

During the design phase, we will work with your design team and contractors to develop value engineering options to modify the design to make construction more efficient and less expensive, while achieving the project design goals. 

Off the Hook Properties will assist the owner in the selecting qualified bidders, bidding,  and negotiation of contractors.  We are familiar with multiple delivery methods for construction, including Construction Management (CM), Construction Management with a Guaranteed Maximum Price (GMP), and a General Contract (GC).

Off the Hook Properties can monitor the construction of the project. We can attend field meetings with the contractor, review the construction on site, review and monitor the construction schedule, review and negotiate change orders, and review the contractors applications for payment.

We can assist you with the contractors closeout and move in process. Services can include review of punch list completion items, start up of equipment, turnover of  owners manuals and as-built drawings, and negotiating the final project cost with the contractor.  We can also assist the client with the move in process.
